Real estate and hospitality transaction experience
These are representative transaction considerations informed by the types of opportunities and counterparties we engage with. They are not public listings or claims of completed transactions.
Hotels and long-income property
We review hospitality and investment property opportunities including operating hotels, long-leased assets and properties with established tenants. Buyers typically focus on lease terms, rent reviews, tenant covenant, capex obligations and verified net operating income.
Development and acquisition finance
For residential, mixed-use and commercial developments, the finance route depends on planning, site ownership or option terms, construction budget, programme, sales assumptions and borrower equity. We can explore development debt, bridging, equity or joint-venture structures.
Refinancing and alternative asset value
Some property assets have additional value drivers, such as environmental or biodiversity-related income. Lenders will normally need independent valuation, security analysis and a clear distinction between established asset value and projected future income.
What to provide
A short investment memorandum, ownership and title position, planning details, valuation, rent roll or trading history, funding requirement, proposed security and target timetable help us identify appropriate counterparties.
